The Nomadic Home Process
How does this all work? This is often our client’s first question. We have had clients asking us to furnish their primary home from top to bottom, clients needing us to consult on renovations, clients wanting help pulling together a property that will double as a vacation home and part time rental, and clients needing their rental property furnished as quickly as possible so they could begin making money back on their investment. All that to say, the process looks a little different from client to client.
As expected the types of furnishings you might choose for your primary home will differ from those you would place in a rental home. Materials and functional pieces you would use in a mountain cabin are going to vary from those in a beach condo. And ultimately, our process comes down to time. Our client’s timeline is the driving factor in how we work. We have turned around a property in a matter of a couple of weeks, and we have worked with clients over the span of many months. So let’s talk through our process from start to finish.
Step 1: The Initial Meeting
In the perfect setting once a client contacts us we set up an initial meeting. During that meeting we discuss what we do - design and furnish your personal or investment property, how we do it - establish a design direction and involvement level from the client —> create the design —> source the materials —> install, then we discuss our rates, determine the client’s expected timeline for completion, and complete the initial contract and deposit securing a slot on our schedule.
Step 2: The Design Process
Once we have been secured for the project we begin the design process. During this step we conduct a site visit where we will visit your property and do a thorough walk through, take pictures and measurements, and get an understanding of the architecture and the surrounding area. In many of our projects we have conducted multiple site visits as the properties are under construction. We help advise on the construction or renovation, and double check along the way to make sure our design plan still works as the property changes.
Our clients historically have had many different levels of involvement when it comes to the design. Some want to be very involved, others prefer to leave all design discretion to us. If a client wants to be involved to some degree we will initiate that process by presenting a few high level concept boards to determine the direction they would like to go in regarding design style. Once we have established the direction we begin our sourcing and creating design boards for each room. Along with these boards we create a proposal to encompass all of the materials we expect to place in the property, along with our design and install fees to create the project cost proposal.
Once the proposal and designs are approved we sign our second contract, take the second deposit which covers the cost of goods, and lock the project in.
Step 3: Purchasing and Installation
At this phase of the process we devote all of our attention to purchasing the sourced pieces, arranging a consolidated delivery so we can ensure as quick of an installation period as possible, and completing the install.
The time needed for this phase can vary by the size of the project. We have furnished 12 unit apartment complexes, and we have furnished small one bedroom condos. We try our best to be transparent as this part of the process progresses so everyone has clear expectations of timing for delivery of goods and time needed to complete the installation. In most cases (barring economic or holiday challenges for shipping) we are able to receive goods between 2-6 weeks, and complete installation in 2-4 weeks.
At the end of our installation clients can expect to have their keys returned to them with the property 100% ready to rent, or ready to be turned over to the property management company to finalize for renting.
Step 4: Project Completion
Once the project has been completed and the client is satisfied we accept our final deposit and celebrate another success in the books.
